Asbestos Surveys

TSI Asbestos was established to offer guidance on all aspects of asbestos surveys and management to ensure clients are compliant with the many regulations currently in force. It is the asbestos surveying division of TSI Asbestos, working closely to support asbestos removal works on many projects.

Our surveyors offer a wide range of experience gained in the public and private sectors. All have completed extensive training to BOHS standards. This helps us to offer innovative, practical and cost effective solutions to meet the increasing demands of those who manage property.

One of the key stages to managing asbestos effectively is to identify the type, condition, location and extent of asbestos containing materials. This can be achieved by producing an asbestos survey, and there are three different types:

Type 1 Survey
Location and assessment survey
Basic presumptive survey. Cheapest approach initially, but will need sampling to confirm.

Type 2 Survey
Sampling, Identification and assessment survey
Sampling survey. Definitive results, increasingly being adopted as the industry standard approach.

Type 3 Survey
Full access / Intrusive sampling and identification survey
Pre-demolition / major refurbishment survey. More comprehensive, can be destructive and may need enabling works.

Our reports are produced in accordance with HSE Guidance note MDHS 100 and are designed to be user friendly. An Executive Summary provides the main structure, linking to photographs,, and results of samples taken. Recommendations made are cost effective, practical and relate directly to the current use of the premises.

Asbestos Register

The findings of the Asbestos Surveys need to be collected to develop an Asbestos Register – the foundation for implementing an Action Plan. The purpose of the plan is to provide a system to manage any known or presumed asbestos, so that any potential danger is controlled, and any risks are kept to a minimum.

The Action Plan will comprise:

  • Asbestos Register
  • Risk Assessments for individual Asbestos Containing Materials (ACM‚Äôs) present in the building
  • Management regime, to ensure that the condition of each ACM is maintained in a safe condition and regularly reviewed / monitored

TSI have a consultancy team dedicated to producing cost effective plans relating directly to your needs. Each are developed in close consultation, so the detailed procedures developed are practical, and also ensure asbestos is managed in accordance with current regulations.

The Action Plan will be tailored to dovetail with existing Health & Safety documentation or policies.
